AI for land and commercial real estate

I set up AI inside brokerages and land companies and keep running it with you. I work with brokers and with companies that develop or buy land. I build on your own deal files and notes so the AI starts from how your business already works.

Where the week goes

A deal lives in a dozen places. Part of it is in email, the rest is in a folder or in one broker's head. A parcel needs zoning and utilities answers before anyone writes an LOI. Follow-ups slip when the week gets busy. Those are the places I look first.

Places I look first

These are the places I start looking when I sit down with a brokerage or a land company. Which one comes first depends on your business and we pick it together.

Deal files

Pull what is known about a deal into one place so anyone on your team can get up to speed before a call.

Site due diligence

Build a first list of zoning and utilities questions for a parcel and track which ones are still open.

Follow-ups

Turn your notes from a call into a follow-up draft and a reminder so a lead does not sit.

Comps

Put together a first pass from the sales and records you already keep so your people check it instead of starting from a blank page.

LOIs

Draft a first version from your own past LOIs and terms for you to edit.

Lists of owners

Sort and clean a list of owners you already have so the calls go to the right people first.

Closing checklists

Build a checklist from how your past closings ran and keep track of what is still open.

The AI gives your people a first draft, and they still make the calls and sign the papers.

Your information and who sees it

You decide what AI may see. When I capture how your business runs I write down each system you use and who owns it and who may see what. Some deals are confidential and some numbers are someone's pay. We set those rules together before anything gets connected.

Claude for your team in a brokerage

Often the first thing I do is set your team up in Claude with a workspace your company owns. Each person signs in as themselves. I build a project for the main kinds of work, like getting ready for a deal meeting or writing up a property, and connect it to the files you already keep. We write the house rules together. Then I teach your people on their real deals and keep it set up as the business changes.

How the work runs

The work runs in four steps: Discover, Capture, Pilot, Operationalize. The pilot is one real job in your business done with AI by your own people. It is real work, covered by your monthly fee. After that I keep running it. Each month I check what it costs you against what it is worth to you.

There is one monthly fee and no build fee. I give you one number after we talk.

Other businesses I work with

I also work with retail shops and site contractors and with sales teams. For a site contractor the first place I look might be bids and job paperwork. For a shop or a sales team it might be the follow-ups. The way the work runs is the same.

Start with a few questions about your business

Tell me what kind of deals you work and where your week goes. I read the answers myself.
